Golden Visa, explained

The Golden Visa is a long-term, renewable UAE residency you can effectively self-sponsor, no employer required, and property is one of the clearest routes to it.
The property route
A property valued at AED 2 million or more generally qualifies the owner for a 10-year visa. The threshold is on value, not unit count, and both ready and qualifying off-plan or mortgaged properties can count, subject to current rules.
Who you can bring
Holders can sponsor a spouse and children, and in many cases parents and domestic staff, turning a single purchase into residency for the whole household.
What it is not
It is residency, not citizenship, and it must be maintained and renewed. The rules also evolve, which is why eligibility should be confirmed against the specific property and your profile before you rely on it.
How we help
We check a property against the current thresholds, flag anything that could disqualify it, and sequence the application alongside the purchase so neither holds up the other.
